Scout began operating Sea Crest in early 2010 after new ownership, a joint-venture sponsored by an affiliate of Scout, purchased this iconic resort. In its 7 years as manager, Scout was responsible for reimagining and rebranding this motel into a thriving year-round resort destination. Scout successfully operated the hotel through a property-wide renovation, which touched all parts of the expansive resort and took place in phases over three years. During Scout’s tenure, from the first full year of operations in 2012 through year-end 2016, total revenues at Sea Crest increased 58% and profitability improved by 91%. Room revenue gains came from an increase in off-season and shoulder month bookings and an increases in rates during peak months resulting in 17 points of annualized occupancy and a 53% increase in annual RevPAR. Much of the occupancy gains came as a result of Scout’s regional sales team increasing group room nights sold by 36% and defining Sea Crest’s 30,000 sq. ft. of meeting space as one of the premier conference and event facilities in New England. Scout also transformed Food & Beverage operations with the addition of Red’s Restaurant and the Three Seasons Porch – F&B Revenues grew by 63% over this 5-year time period. Scout’s strong cost-control systems and experience with seasonal staffing allowed a significant portion of revenue gains to flow through to the bottom line.
Scout was instrumental in facilitating the sale of the property in the summer of 2016. Scout helped to identify a strong and capable buyer for the asset and worked closely with all parties to ensure the transaction was successfully closed, which resulted in a strong return to the prior owner.
